Timange Cooperative has just purchased a prime Commercial Property in the heart of Lilongwe, off Kaunda Road. The two properties, the Top and Bottom units next to the stairs in the picture on the left. Will generate annual rental income, providing our stakeholders with a solid return on investment. See the picture on the Left.

Future Development– Listed Below

With a recommendation from our technical committee, It will be impossible to create realistic commercial building designs and sketches before land ownership. As a result, we have unanimously agreed to do the project in a phased approach. This will commence upon the government granting the cooperative a business license and after meeting other regulations.

Below are the two-phased approaches the project will follow:

  1.  Phase 1 – Land search, purchase, commercial building sketches, and designs
  2. Phase 2 – Building construction

Each phase will have a set budget and will start as soon as funds budgeted and earmarked for the project are raised.

Land Acquisition- Co-operative may purchase land from the following entities:
1. Private landowners
2. The Ministry of trade also sells land allocated by the Ministry of Land. Apply to the ministry of trade
3. Freehold land available for sale outside the city limits. Land owned by chiefs etc
4. From Malawi Housing Corporation

Project Financing

1. The project shall be financed by member investor’s proceeds from the sale of Cooperative shares
Phase 1 -End of Project Review
• Critically review lessons learned from phase 1 – document them for future use
• Phase 1 budget review – how much excess funds are on hand to move to phase 2
• Planning for Phase 2 will commence while phase 1 is underway
• Review phase 2 budget and determine if there is a financing gap
